What is HHSRS?
The Homes (Fitness for Human Habitation) Act 2018 ensures that landlords maintain their rental properties to be ‘fit for human habitation’. Should the property be substandard, the tenant could take their landlord to court. This was recently extended to almost all tenancies from 20 March 2020.
Private Landlords should become familiar with Human Health and Safety Rating System (HHSRS) which sets out 29 types of hazards in unsafe homes.
What is assessed in the property?
The HHSRS assesses the housing hazards and the effects that each may have on the health and safety of the current or future occupant or any visitor to the property. It applies to all residential properties irrespective of whether they are occupied by a homeowner or tenant. It is not possible to completely remove all risk of harm from within a property, but the system provides a way that hazards can be assessed and to decide on what is the best way of dealing with them .
Proactive maintenance
