We understand not all Landlord's want to pay for a fully managed service and want to manage properties for themselves, however, there are many advantages in using a qualified Property Management Company.
With this in mind, PIMM offer a bespoke service to your requirements, without the need to tie into fully managed contracts (although this is still an option).
Our fee for the full property management service is equivalent of 50% of 1 months rent setup fee then 10% gross of monthly rent..
This service includes:
Marketing property and arranging viewings of prospective tenants
Arrange the referencing of potential tenants and drafting a tenancy agreement
Preparation of an Inventory & Schedule of Condition Report
Obtaining a deposit and sending on to an Approved Tenancy Deposit Scheme
Check-in of tenant and gaining agreement on schedule of condition
Advise utility companies and local authority of change of occupant
Check-out tenant, agree any dilapidations and complete inventory & Schedule of Condition Report
Payment of any monies received for rent to Landlord on a monthly basis
Arrange routine repairs with Maintenance
Provide Landlord with a statement every month detailing income and expenditure
We can also arrange services as part of a bespoke package, depending on client needs.

Check-in Tenant including Right to Rent and meter readings - £55

Interim Inspections - £50
EPC to be done on the property - £70
EICR to be carried out on property - £150
Gas Safe check and Certificate - £85
Draft Assured Shorthold Tenancy agreement - £35
Set-up subsequent Tenancy agreements - £70
Registering deposit, issuing Certificate & Prescribed Information - £50
Obtaining references for potential tenants - £30 each
Advise utility companies and local authority of change of occupants - £30
Additional standard keys cut - £10 each
HMO/Selective Licencing application - dependent on address of property/cost of local authority
There is no VAT chargeable on our services at this time.
