Do I need an property inventory on my rental properties?

When can I access the property?

The Landlord and Tenant Act 1985 s11 gives the landlord the right to enter the premises to view the “condition and state of repair”. This must be done at a reasonable time of the day. You must give 24 hour’s notice in writing to the occupier, for the purpose of viewing the condition and state of repair.

Most tenancy agreements will have ‘property inspection clauses’ specifying that the landlord has permission to access the premises to conduct an inspection.
