We understand not all Landlord’s want to pay for a fully managed service and want to manage properties for themselves, however, there are many advantages in using a qualified Property Management Company.

With this in mind, PIMM offer a bespoke service to your requirements, without the need to tie into fully managed contracts (although this is still an option).

There is no VAT chargeable on our services at this time.

Fully Managed Service

50% set-up fee then 10% monthly rent


This service includes:

Assessing the property in relation to current market conditions
Opening of utility accounts and council tax if needed
Check for any licencing requirements
Marketing property and arranging viewings of prospective tenants
Arrange the referencing and payment of deposit to be protected
Prepare an Inventory & Schedule of Condition Report
Draft tenancy agreement and guarantor deed if required
Check-in tenant and gaining agreement on schedule of condition
Advise utility companies and local authority of change of occupant
Check-out tenant, agree any dilapidations and complete inventory & Schedule of Condition Report

Payment of any monies received for rent to Landlord – often within 24 hour period
Arrange routine repairs with Maintenance
Provide Landlord with a statement every month detailing income and expenditure

Tenant set-up

Equivalent of one month’s rent


We will assess your property in relation to the current market conditions.

PIIM interview and assess prospective tenants. arranging and attending viewing where required.
We will market your property through various means, as well as arranging and attending viewings.  Once we have found a tenant, we’ll take care of all the referencing, and arrange for the deposit to be paid.

We will also coordinate the start and end of the tenancy, issue statutory notices and set up monthly payments to be paid to you directly.

We are often requested to view properties which Landlord’s are interested in buying, but because of distance, are unable to do so themselves.

Report on a property for sale on behalf of a remote Landlord – £70
Collect keys from a local agent and hold – £30
Provide comparable data report – £20
