What happens at a property check-out?

The property inspection and check-out report can be prepared by our professional team to determine and accurately register changes of condition noted on the original inventory and the property condition report at the end of the tenancy to minimise check out inventory dispute.

We will address damages, cleanliness, missing items and provide advice on fair wear and tear. Our inspection reports also record important maintenance, safety related tasks or recommendations related to improvements that may be required, and come complete with photographic evidence.

Does the tenant have to attend the check-out?

Tenant’s may ask to be present and this is generally allowed but their attendance does not change the report contents, although their comments will be passed onto the Landlord.

I don’t have a property inventory?

We often get asked to complete check-out reports for properties that do not have an initial inventory to compare against. In this situation, we only document the property at the time of the inspection without reference to the property inventory. Where we have taken on management of a property during the tenancy, we will complete the first inspection as thoroughly as an initial inventory report and ask the tenant for confirmation of the condition at that point in time.
