Inventory Reports

Property inventories are detailed inspections of the fixtures, fittings and furnishings in a property.

It includes descriptive and conditional comments for each room. The report includes an overview picture of each room and separate conditional photos for items that appear damaged or valuable.

​ ​Our standard residential lettings Inventory report can be produced at any time during the tenancy and is purely a snapshot of the property on a given date.

We cover the North East including Sunderland, Durham and Newcastle Upon Tyne. Samples can be provided on request.

Check-in Report

The Check-in report can be included in the inventory report, and is specific to and produced at the start of a tenancy.

In addition to everything in the standard Inventory report it also includes:
Meter Readings with photos,
Keys provided with photos,
Manuals provided (where possible) with photos,
Meeting tenants and handing over keys,
Tenant signed inventory documentation on the schedule of condition.

It is very important to gain agreement with the tenant at this stage, and to get them to sign the report.

Mid-Term Inspection

Also known as an interim inspection, this gives an overview of a property’s condition during the course of a tenancy.

It is typically conducted on a quarterly or bi-annual basis.

It allows landlords to remain informed and provides an indication of how the property is being looked after, whilst giving an opportunity to resolve maintenance issues prior to being faced with a costly vacant property.

Particularly useful for longer term tenancies. ​ The report highlights signs of: Maintenance (e.g. mould, damp, condensation or water damage) General property damage Poor cleanliness Subletting Pets Smoking Other tenancy breaches

Check-Out Report

A Check-out report is a detailed and impartial inspection conducted at the end of a tenancy.

This report covers a point by point examination of conditional differences from the Inventory & Check In report, coupled with photos showing the changes.

This should be done as soon as the Tenants vacates as photos are dated/timed.

For Landlords do not have a comprehensive inventory at the start of a tenancy, we can still provide an alternative Schedule of Condition report showing the property at a given date. This can then be used in conjunction with your details when applying to offset the deposit against damages.
