Are Property Inspections really needed?

A property inspection is a crucial part of managing a rental property.  A Property Inspector will check and document the state of repair before advertising it. Once tenanted, the property inspector will regularly check for maintenance issues whilst tenants can also use the appointment to raise any questions.

What does a property inspection cover?

The biggest concern in any house inspections should be the safety and security of the tenants.  Inspectors will check a Gas Safe Certificate is in place at time of visit.  There is no obligation on a Landlord to have carbon monoxide alarms in place but it’s seen as good practice.  Any smoke alarms will also be noted and checked.

The interior and exterior of the property will also be inspected and documented.

How will I know if my property is being looked after?

Inspectors will check the overall cleanliness at the time of the inspection.  This is periodically monitored during the tenancy to ensure the property is being looked after.

Regular, documented property inspections are important. Tenants, Landlord and agents benefit from them.

Why should I use an expert?

Using a qualified property inspector to do the inspection report, will take away any stress of dealing with tenants face-to-face, especially if the property is not being kept well. It’s important to understand it’s still a tenant’s home. We work outside standard office hours to accommodate working tenants.
